Water

Water is leaking

  1. Shut off the water supply

    Close the main water valve in the flat (usually by the riser, in the bathroom or toilet). This stops further damage.

  2. Switch off heating and electrics in the affected area

    If water could reach electrics, switch off the relevant circuit breaker.

  3. Call the emergency line

    Report what’s happening and where. We’ll send a plumber. Meanwhile, wipe up the water so it doesn’t reach the neighbours.

Gas

You smell gas

Warning – risk of explosion

Do not switch any electrical appliances or lights on or off, don’t use the doorbell or the lift, and don’t make phone calls inside.

  1. Close the main gas valve

    If you can reach it safely.

  2. Open the windows and ventilate

    Let fresh air in and leave the premises.

  3. Call the hotline from a safe place

    Gas emergency line 1239, then report it to us on the emergency line.

Electricity

An electrical problem

  1. Switch off the main breaker

    If there is sparking, a burning smell or water reaching the wiring, switch off the supply at the distribution board.

  2. Don’t touch damaged parts

    Don’t touch exposed wires or live equipment, especially with wet hands.

  3. Call the emergency line

    We’ll send an electrician. In case of fire, call 112.

After the emergency

Report the event to us in writing (by e-mail) with photos – it helps with any insurance claim and the follow-up repairs.
